For clients referred by a licensed real estate professional, Brubaker Property Management does not solicit or provide real estate sales representation and does not market brokerage services to those clients.
When a homeowner is referred to Brubaker Property Management by a licensed Realtor:
Our role is limited to leasing and day-to-day property management.
Leasing fees charged by Brubaker Property Management compensate the firm for leasing-related services, including marketing, showings, applicant screening, documentation, and regulatory compliance.
Leasing fees are not sales commissions and are not shared with the referring Realtor.
If, during the term of property management, the owner communicates an interest in selling:
Property owners always retain full discretion to select any real estate professional of their choosing, or none at all, for the sale of their property.
This policy does not create an exclusive agency relationship, referral obligation, or guarantee of future listing representation. It exists solely to promote transparency, professionalism, and respect for established relationships.
